Selling on the Outer Cape — Frequently Asked Questions

Title 5 is the Massachusetts septic system code. Before selling, most Cape sellers need a Title 5 inspection — a passing report is generally valid for two years (three with documented annual pumping). If the system fails, you can repair it before closing or negotiate the cost with the buyer, often through an escrow holdback. We coordinate inspectors and contractors for our sellers routinely.

Spring through early summer brings the heaviest buyer traffic, but Outer Cape inventory is tight enough that well-priced homes sell year-round. Off-season buyers tend to be serious. The right timing also depends on rental bookings and your own plans — we will walk through the calendar with you.

We prepare a comparative market analysis using recent nearby sales, adjusted for location, water views or frontage, condition, septic status, and rental history. Cape values vary street by street, which is where three decades of local transactions matter.

Small investments usually pay off: decluttering, minor repairs, and professional photography. Eva brings hands-on staging experience and a marketing platform backed by Gibson Sotheby’s International Realty, so your home launches with maximum impact.
