Buying on the Outer Cape — Frequently Asked Questions

Title 5 is the Massachusetts state code governing septic systems. Most homes on the Outer Cape are not on town sewer, so a passing Title 5 inspection is required when a property transfers. If a system fails, repair or replacement is typically negotiated between buyer and seller before closing — costs can be significant, so it is one of the first things we check on any listing.

Flood zone X is FEMA’s designation for areas of minimal to moderate flood risk, outside the 1% annual-chance floodplain. Lenders generally do not require flood insurance for homes in zone X, unlike zones AE or VE. We review the flood map for every property our buyers consider.
